Acreage No-Limit

Most lenders cap land at 2-5 acres. We have no acreage limits. If there is a habitable unit on the property, we lend on the total value. Large parcels are a collateral bonus, not a disqualifier.

80% AMI Rent Covenant

Every loan includes a 10-year deed restriction limiting rent to 80% of Area Median Income as published by HUD. Units must be rented to households whose income does not exceed 80% AMI. Annual certification required. Non-compliance triggers a 2% step-up rate.

This covenant runs with the land. It survives property transfers and remains in effect until the loan is paid in full.
